They’re often the first things that get evaluated, because their feasibility and placement can drive everything else, including the building site, the driveway route, and the budget. A gorgeous building spot doesn’t help you if the ground nearby won’t support a drain field or the water situation is uncertain.

How Wells Work: Drilling, Testing, and Site-to-Site Variability

A well is a drilled shaft that reaches down into groundwater, with a pump that delivers that water to your home and a pressure system that keeps it flowing when you open a tap.

A few realities worth understanding up front:

  • Depth and flow vary from site to site. Two parcels a mile apart can have very different wells. Depth, flow rate, and water quality depend on the geology under your specific piece of ground, and nobody can guarantee results before drilling. Records from nearby wells and a good local driller can give you a reasonable expectation, but it’s an informed estimate, not a promise.

  • Drilling is a specialized trade. A licensed well driller handles the drilling and documentation. Your builder coordinates the timing so the well is ready when construction needs water.

  • Test the water. Once a well is producing, testing tells you what’s in the water, from bacteria to minerals. Some water is great straight from the ground; some benefits from treatment or filtration. Testing is inexpensive compared to everything else in a build, and it’s worth doing.

  • Flow rate matters for daily life. A home’s water needs are steady and real: showers, laundry, livestock, irrigation. Understanding your well’s production helps you plan storage or treatment if needed.

Septic Basics: Perc Tests, Drain Fields, and System Types

A septic system does on your property what a city sewer plant does downtown. In a conventional setup, wastewater flows to a buried tank where solids settle, then the liquid moves out to a drain field, where soil finishes the treatment naturally.

The key ideas for a future homeowner:

  • The soil is the system. How well your ground absorbs and treats water is the whole game. That’s why a site evaluation, including what’s commonly called a perc test, comes before anything else. It tells the designer whether and how the soil will accept a drain field.

  • Placement is constrained. Drain fields need appropriate soil, workable slopes, and proper separation from wells, water lines, and property features. Those siting requirements are a big reason septic can dictate where the house goes.

  • There’s more than one type of system. When soils are less than ideal, engineered or alternative systems can often make a site work, though generally at higher cost than a conventional system. Knowing which category your land falls into before you buy is worth a great deal.

  • Approvals go through your local health department. Septic is one of the pieces that’s regulated even in areas with little other building oversight, and requirements vary by location, so check with your county early in the process.

How Feasibility Shapes Site Selection and Budget

Once you understand wells and septic, you start looking at land differently. Instead of just asking where would the house look best?, you’re asking:

  • Where can the drain field go, and does that push the house somewhere else?

  • How far will water and power have to travel from well to home?

  • Does the slope of the land work with, or against, the septic layout?

  • What’s the realistic all-in range for water and wastewater on this specific parcel?

On some sites, well and septic are straightforward line items. On others, they meaningfully reshape the plan. Neither situation is a problem as long as you know before you close on the land. Surprises are what wreck budgets, not site conditions.

Timing Your Well and Septic Work with the Seasons

Montana’s seasons have opinions about site work. Frozen ground makes soil evaluations and excavation harder, so the natural window for perc tests, drain field installation, and most dirt work runs from spring thaw into fall.

The practical takeaway: if you want to break ground in spring or early summer, the evaluation and design work should be moving the fall or winter before. Well drilling is somewhat more flexible year-round, but coordinating all of it takes lead time, and good local contractors book up.   • What do records from nearby wells suggest about depth and water availability?

  • Is there an existing well or septic system, and what condition is it in?

  • Are there easements, covenants, or district rules that affect where systems can go?

  • What does the seller actually know, in writing, about water and wastewater on this land?

A seller’s optimism is not a site evaluation. Get real answers before the land is yours.
